MARKET UPDATE FOR 2009 – Re-Emergence of the 2nd Home Buyer.

At last there are signs that the Phuket property market is recovering. After a slow decline in sales beginning in September of 2008 and climaxing at the time of the Bangkok Airport closures in January of this year we have been witnessing the first signs of a recovery from June onwards. Sales in Phuket’s “summer season” were only marginally down from previous years and ironically we have just completed two of our biggest single sales ever, one of the last remaining villa plots at Cape Yamu by with an eventual price tag of around 180 million baht or US$ 5.5 million and one of the island’s most prestigious land sites which we are subject to a non-disclosure agreement for but I can tell you is close to One Billion Baht (USD 30 million).

The biggest difference we have noticed is the sudden reappearance of the walk-in client looking for the classic sea view condominium, our usual “bread & butter”. During the last high season this client had virtually disappeared being replaced to some extent by semi-residential low priced pool villa buyers but we are pleased to see they are re-emerging, many of whom were waiting on the back-burners to see if signs that the global recession had finally bottomed out. These are indeed canny buyers as they are literally picking up the bargains in what is still a primarily buyer’s market. Many owner-sellers and developers have had a sustained period of inactivity and have been reluctantly pushed into lowering their prices, some by as much as 25%, to make “forced” sales. Occasionally we have noticed agents offering properties with as much as a 30% reduction but these relate to properties that were previously priced way above their market price testing the market and never had any chance of selling at the previously offered price. Most people shop at Lotus supermarket or Big C just outside Phuket town. There is a new mall with cinemas about 10 minutes drive. There is very little traffic past our villa so it is very peaceful. Golf is at Phuket CC or Loch Palm Course (see new Mountain course - spectacular!), about 15 minutes drive.
